High Tech House Hunting
Looking to buy or sell your home this coming year? Fortunately, technology makes the search or the sell easier. We talked with Tim Moore from Semonin Realtors about useful technological advances and other things to keep in mind when buying or selling your home.
For example, the new Semonin Realtors app can be used to view multiple listings at once, and you can use your phone’s or tablet’s camera to pan around your GPS location to see what homes are for sale within a mile radius. You can add up to three locations (work, school, church, etc.) and have the device map intersecting drive time maps and tell you what homes are for sale in the intersection of them. Like other sites, this app also displays all brokerage listings on the market in Greater Louisville, Southern Indiana and the Elizabethtown/Fort Knox markets so you aren’t limited to only Semonin listings.
As far as the actual home purchase, Moore says, “You do not need to put 20 percent down. Qualifying people are putting as little as 3.5 percent down for some mortgages. Typical down payments for all buyers averaged 10 percent in 2015.”
Buyer traffic is up across the country, and things are no different in Louisville. Since seller traffic is down, it is a seller’s market right now. “The app can be used by sellers since it has SOLD data options as well,” Moore says. “This is good for the seller since they can see what home competition they have down the street.”
